How we deliver shell and finishing in Kuwait

The project opens with structural work: foundations poured with sulphate-resistant concrete and epoxy-coated rebar to guard against Kuwait's aggressive coastal soils. Columns, beams and slabs are cast in the early morning hours then kept wet and covered throughout curing to prevent heat-induced cracking. Once the shell is complete and the roof waterproofed and insulated, finishing trades begin in a defined sequence.

Finishing trades follow a defined sequence: concealed plumbing and electrical conduits are installed first, then plastering, then floor and wall tiling, then paint, and finally aluminium frames and glass. This order prevents completed work from being disturbed by a later trade. What is the difference between a shell-and-finishing contract and a shell-only contract?

A shell-only contract delivers the bare concrete frame with block walls. A shell-and-finishing contract adds tiling, plastering, paint, aluminium, plumbing and electrical works so the villa is handed over ready to occupy.

Can tile and fixture choices be changed after the contract is signed?

Changes are possible before finishing works begin. Any change made after materials are delivered or installation has started may affect the schedule and cost, so locking in selections early avoids disruption.

How are structural and finishing works coordinated so trades do not conflict on site?

The supervising engineer sets a programme that releases each trade only when the preceding stage is complete and inspected. Plumbing routes and electrical conduits are confirmed before slab pours so no concrete needs cutting later.

Does the finishing scope include internal plumbing supply and drainage?
