Building on instalments means the contract is divided into verified construction stages, with each payment due only after that stage is confirmed complete. A signed agreement lists every milestone clearly: foundation completion, columns and slabs per floor, block walls, and finishing phases. This structure protects the owner's cash and gives the contractor a reliable payment rhythm tied directly to progress on site, not to calendar dates.
The first decision is scope: a shell-only contract has fewer and larger milestones, while a turnkey contract breaks into more phases covering foundations, structure, plumbing first-fix, finishing trades and external works. Owners who need to spread payments across two financial periods sometimes contract the shell first and the finishing separately. Either way, the full scope must be fixed before signing, because adding or removing work mid-contract shifts every subsequent payment date.
At each payment milestone, an independent inspection confirms the work meets the drawings and specification before money changes hands. The inspector checks concrete cover over rebar, slab thickness, block wall alignment, and waterproofing membrane continuity on the roof slab. Owners living abroad rely on the site supervisor to send dated photographs at each stage. A clear punch list at the final milestone prevents disputes at handover and confirms every agreed item is complete.

Call nowDoes building on instalments cost more than paying the full contract value upfront?
The contract value reflects the agreed scope of work, not the payment method. Milestone timing is not the same as calendar months, so a longer instalment window does not automatically raise the price. Any adjustment to the value is agreed explicitly before signing, not assumed.
Who decides when a construction milestone is complete and the next payment becomes due?
Each milestone in the contract carries a written description of what must be complete and visible on site. An agreed inspection involving the owner, supervisor or independent engineer confirms the stage. Payment is released only after that confirmation is recorded in writing.
Can the instalment plan cover just the finishing phase if the grey structure is already built?
Yes. If the grey structure is already finished, the instalment contract can cover the finishing phase alone, with milestones for plumbing rough-in, plastering, tiling, aluminium and electrical fit-out. The scope and milestone list are written to match the actual remaining work, nothing more.
What happens to the contract if I cannot make a payment on the agreed date?
The contract includes a grace period and a clear procedure for both sides when a payment is delayed. Work may be paused at the current milestone until the payment is settled. These terms are written into the contract at signing so both parties know the process before work begins.
Can the scope be changed after the instalment contract is signed without disrupting the payment schedule?
Changes after signing are handled through a written variation order that adjusts the relevant milestone description and its payment value. Small changes can usually be absorbed into the nearest milestone. Large additions are better agreed before signing, as they shift multiple payment dates and raise the overall contract value.
How does independent engineering supervision fit into a milestone-based payment contract?
A supervisor visits at each milestone to verify structural elements before concrete is poured and to inspect finished work before the stage is declared complete. The written report gives the owner a clear basis for releasing each payment. Supervision can be included in the main build contract or arranged as a separate engagement.
