How general contracting works right in Kuwait
A general contract places one licensed party responsible for all trades from excavation to handover. The contractor reviews municipality-approved drawings first, then sequences trades so the plumber does not cross the electrician's conduit runs. In Kuwait, concrete pours are scheduled for early morning, then cured by spraying and covering, because midday heat accelerates water loss and weakens the final strength.
Before signing, the owner faces a set of real choices: is the scope structural only or does it include full finishing? Does the owner supply materials directly or include them in the contract sum? Who covers site security overnight? These decisions change both the price and the work sequence, so they must be clearly written into the contract before any work starts, not agreed verbally on site.
During construction, the key checks include verifying that foundations reach the depth shown in the soil report, testing concrete cubes from every pour, and confirming block walls are plumb and correctly bonded before any slab is poured on top. Columns and beams must be compared against structural drawings before concrete is placed. At handover, the owner receives as-built drawings and a completion certificate.

The contract typically covers excavation, foundations, the reinforced concrete frame, block walls, roof, basic services and finishes according to the agreed scope. Every item is listed in the bill of quantities attached to the contract in writing.
Who obtains the building permit, the company or the owner?
The permit requires title documents that only the owner holds, so it is typically obtained by the owner with support from the design engineer. We begin work once we receive a copy of the valid permit.
Can I visit the site at any time during construction?
Yes, the owner has the right to visit the site at any time. We recommend coordinating formal inspection visits with the site supervisor so that observations are logged and acted on immediately.
What happens if the drawings change after work has started?
Any change after work starts is assessed as a written change order showing the cost and schedule impact before approval. Verbal instructions alone are not accepted as authorised changes.
Can I supply some materials myself to reduce cost?
Yes, this can be agreed in the contract as owner-supplied materials. Responsibility for quality and delivery timing must be defined clearly, since a delay in owner-supplied items affects the overall build schedule directly.
Do you build mixed-use structures with retail units and apartments in the same frame?
Yes, we build mixed-use structures combining ground-floor retail with upper-floor apartments. These projects require clear separation of service runs between commercial and residential units, which is planned at the design stage and executed in the correct sequence.
