What the first-fix covers - First-fix plumbing, new houses

What the first-fix covers

Supply and drain lines to every fixture point, set before walls close and floors are finished.

  • First-fix plumbing and electrics

Coordinating pipe and conduit routes before walls and ceilings are closed.

  • Bathroom first-fix plumbing

Precise stub-outs for toilet, basin, shower and bidet supply and drain.

  • Kitchen first-fix plumbing

In-wall supply and drain stubs for sink, dishwasher and fridge supply.

  • First-fix drainage

uPVC drain runs laid at correct gradients with access cleanouts.

  • Apartment first-fix plumbing

Full first-fix for multi-unit buildings with individual isolation per apartment.

  • Pressure test and handover

Supply network held under pressure before walls are plastered and signed off.

Mistakes that haunt the finished house

  1. Insufficient drain fall

Flat or near-flat drain runs trap grease and sand, causing repeated blockages after tiles are laid.

  2. Skipping pressure test before closing

Closing walls before testing means any supply leak discovered later requires breaking finished surfaces.

  3. Wrong stub-out heights and offsets

Stub-outs at wrong heights or offsets force pipe alterations after tiles are already fixed.

  4. Joining PPR directly to galvanised iron

A direct joint between the two incompatible materials corrodes at the connection and leaks within a short time.

What to have ready before you call

  1. Approved architectural drawings

Floor plans confirm bathroom and kitchen layouts and the total number of supply and drain points needed.

  2. Current build stage

First-fix must start before floor screeds are poured and before block walls are plastered; confirm the stage.

  3. Chosen fixture specifications

Toilet, basin and shower dimensions determine the exact height and position of each stub-out.

  4. Tank and pump locations

Confirming ground and roof tank positions in advance sets the main supply pipe routes and sizes.

How first-fix plumbing is done right in a Kuwaiti new build

Work begins with a review of the architectural drawings to map supply and drain routes before block walls rise or floor screeds are poured. Because every Kuwaiti home runs on both a ground tank and a roof tank with transfer and pressure pumps, PPR pipe diameters are sized for actual flow at each floor level. Hot and cold lines are run in separate wall chases, and the hot line is insulated at this stage to avoid heat loss once the building is occupied in Kuwait's long summers.

Drain pipes in uPVC are laid at a calculated fall toward the main sewer line, with solvent-cemented joints tested by filling the line before the trench or slab is closed. Every stub-out, whether for a toilet, basin, shower, dishwasher or kitchen sink, is positioned at the height and offset that matches the chosen fixture. Cleanout access points are set at main direction changes so future maintenance does not require breaking finished floors.

Before walls are plastered, the supply network is held under pressure, with air or water, long enough to confirm there are no hidden joint failures. Once the test is passed, a simple as-built sketch of all stub-out positions is prepared for the finishing team, so no walls or floors need to be broken later to accommodate a missed pipe or a misplaced outlet. This handover drawing is the detail that separates a well-organised first-fix from one that causes costly rework during tiling.

What goes wrong with most plumbing.

Plumbing problems start hidden and end with breaking tiles. These three cost the most.

  1. 01

    Pipes laid in a rush

Pipework rushed before the walls close stays hidden until it starts to leak.

  2. 02

    Leaks you cannot see

A slow leak behind tiles shows up as damp, stains and a higher water bill.

  3. 03

    Nobody answers in an emergency

A burst pipe at night cannot wait for a contractor who has moved on.

The solution?

Pipework, leak detection and maintenance from one licensed company.

  1. Water and drain pipes inside a wall before tiling
    Pipes laid in a rush

    First-fix plumbing by the builder

Laid as part of the build, before the walls close.

  2. A moisture meter beside a tiled wall
    Leaks you cannot see

    Water leak detection

    We find the source first.

  3. A utility room with a new water heater and pump
    Nobody answers in an emergency

    24-hour emergency plumber

Plus regular maintenance contracts after handover.

How it works.

  1. Call or whatsApp

Send drawings and current build stage for an initial quote.

  2. Site visit

Engineer visits, reviews drawings and counts all required outlet points.

  3. Pipe installation

PPR supply and uPVC drain runs laid with all stub-outs secured.

  4. Pressure test

Supply network tested under pressure before walls are plastered.

  5. Handover

Stub-out layout drawing handed over to the finishing team.

What sets the price.

No fixed rate applies; these factors drive the quote for each new-build first-fix.

Get a quote
  1. Number of outlet points

Total supply and drain stubs across all bathrooms, kitchens and utility areas.

  2. Floor count and built area

Total built area and storey count determine the overall pipe run length required.

  3. Pipe specification chosen

Pipe diameter, pressure rating and fitting grade directly affect material cost.

  4. Thermal insulation scope

Insulating hot-water lines inside walls adds material and labour cost.

  5. Build stage at start

Starting after walls are raised requires extra breaking work and raises overall cost.

Why one contractor beats four.

Every extra contractor means another schedule and another excuse. With us, one company answers for all of it.

  1. Turnkey

Shell and finishing with one company, from footings to keys.

  2. Pay in instalments

Construction and finishing on instalments. Ask us for the details.

  3. Engineering supervision

At exactly what build stage should first-fix plumbing start?

First-fix starts after block walls are raised but before floor screeds are poured or ceilings are closed. Starting at this stage allows pipes to be run cleanly in their correct positions without any breaking or costly alteration later.

Can drain stub-out positions be changed after the floor screed is poured?

Changes are possible but require breaking part of the screed or slab, which increases cost and extends the schedule. Finalising fixture specifications before first-fix begins avoids this situation entirely.

Why is PPR preferred over galvanised iron in new Kuwaiti homes?

PPR resists the mineral scale that builds up from Kuwait's hard water and its heat-fused joints have no thread or gasket to fail. Galvanised iron corrodes internally over time, progressively narrowing with mineral deposits and reducing water pressure.

How does Kuwait's summer heat affect pipes run inside walls?

Cold lines on external walls warm up in summer, while uninsulated hot lines lose heat quickly before water reaches the fixture. Fitting closed-cell insulation on the hot line during first-fix stage resolves both issues before the wall is plastered.

Does first-fix plumbing include wet-area waterproofing in the bathroom?

First-fix covers pipe runs and stub-out positions only. Wet-area waterproofing for bathroom floors and walls is a separate operation carried out at the finishing stage, after screeds are complete and before tiles are laid.

Can each apartment in a building have its first-fix plumbing isolated from the others?

Yes, individual isolation valves are fitted on supply lines and each apartment drain stack is kept separate, allowing one unit to be shut off or serviced without affecting water supply or drainage to any other floor.
