What the work covers
Structural assessment through finished, permitted handover of the complete third floor.

Structural assessment
Columns, beams and foundations checked before any new load is added.

Drawings and permits
Architectural and structural drawings prepared and permit submitted to the municipality.

Concrete frame
Columns, beams and slab poured with heat-cured concrete to resist cracking.

Block walls
Block walls tied to the new frame with horizontal bond steel at every third course.

Rebar tie-in
Epoxy-anchored dowels core-drilled into existing columns where no starter bars project.

Insulation and finishing
New roof slab insulated and third floor finished to the agreed specification.
Signs you need a third floor
Starter bars above the roof
Rebar ends projecting from column tops on the second-floor roof mean the building was originally designed to carry more floors.
Overcrowded rooms below
When two floors no longer hold the required rooms and the plot boundary rules out any horizontal expansion.
Need for a separate unit
A self-contained flat needed for married children or rental income above the existing two floors.
Unused flat roof
The second-floor roof sits empty and unused while space inside the building is genuinely short.
Before you call us
Original building drawings
Locate the approved structural drawings; they show column sizes, rebar diameters and original design load assumptions.
Age of existing floors
Know roughly when the two existing floors were built; older structures need a more thorough check before a third is added.
Permitted building height
Confirm your zoning area permits three-storey height before planning rooms, layout or budget.
Intended use of the floor
Decide if the floor is for family use or a rental unit; this affects the layout, entrance count and finishing level.
More in additional floor.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.

How it works.
First contact
Call or WhatsApp us describing the villa and its current floor count.
Structure check
Engineer visits to inspect existing columns, beams and rebar condition.
Design and permit
Architectural and structural drawings prepared and building permit obtained.
Construction
Concrete frame poured and block walls built under continuous engineering supervision.
Finishing and handover
Third floor fully finished and handed over with new roof slab insulated.
What sets the price.
No fixed rate applies; these are the factors that shape every quote for a third-floor addition.
Get a quoteNew floor area
Total built area of the third floor is the single largest direct cost driver.
Existing structure condition
A structure needing reinforcement or corroded rebar repair adds cost before the new floor starts.
Starter bar condition
Missing starter bars require epoxy core-drilling into column heads, adding labour and material cost.
Finish specification
Standard versus premium imported finishes makes a clear difference to the overall budget.
Crane and site access
Narrow streets or adjoining walls may require specialist lifting equipment at a higher hire rate.

Questions, answered.
Call nowCan a third floor be added to a two-storey villa without extra structural reinforcement?
It depends on the structural assessment result. Some villas were originally designed for three floors and need no reinforcement; others require column or foundation strengthening. No answer is possible before the inspection.
What happens if there are no starter bars projecting above the second-floor columns?
We use the core-drill and epoxy-anchor technique: holes are drilled into each column head and rebar dowels are fixed with high-strength epoxy before the new frame is poured. This is a proven and engineered method.
Does the third-floor slab need special insulation because it will become the new exposed roof?
Yes. The third-floor slab will be directly exposed to sun and extreme heat, so it needs both thermal and waterproof insulation above it. Skipping this causes high interior temperatures and eventual rainwater ingress.
Can the family stay in the first and second floors while the third floor is being built above them?
In most cases yes, but dust, noise and equipment movement should be expected. The contents of second-floor rooms should be well covered. The supervising engineer sets the safety precautions required at each stage.
Can third-floor concrete be poured during a Kuwaiti summer?
Yes, provided the correct procedures are followed: pouring in the early morning hours, using chilled concrete, and continuous water curing with cover to prevent rapid evaporation that causes cracking.
