What the build covers
Galvanised steel frame, screw-fixed boards, embedded services and a surface ready for paint.

Steel-stud frame
Galvanised runners and studs sized to the room height and layout.

Electrical and AC routing
Conduits and cables run through the frame before boards are fixed.

Board fixing
Boards screw-fixed to all walls and ceiling with correct perimeter gaps.

Door frame and openings
Door opening cut and framed with reinforced steel to carry the door frame.

Taping and jointing
Fibre tape and multiple compound coats on every joint for a flat surface.

Paint-ready surface
Light sanding and a final check before handover for painting.
Signs you need a gypsum-board room
Open area with no division
A large hall or room where you need a separate bedroom, office or storage space.
Staff room required
Need for an extra room inside the villa or flat without demolition or block construction.
Storage or utility room
An unused utility space or rooftop area that can be enclosed quickly as a room.
Damaged existing room
An old gypsum-board room with cracked walls or swollen boards needing a full rebuild.
Common mistakes in gypsum-board room construction
Under-gauge steel frame
Light-gauge runners and studs make walls flex when the door shuts, opening joints early.
Routing services after boarding
Running conduits after boards are fixed forces cuts and patches that show through paint.
No perimeter gap
Fixing boards flush to floor or slab with no relief gap cracks joints within months.
Single jointing coat
One coat of jointing compound leaves a visible channel on the wall right after painting.

What goes wrong with most finishing.
The finish is what you see every day, and its mistakes do not hide. These three are the most common.
01A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.
02Four contractors for one finish
Tiling, gypsum, paint and aluminium crews who never talk to each other.
03After-care that never comes
Once you have the keys, it is hard to find anyone to come back and fix what shows up.
The solution?
Full finishing, and maintenance after it, from one licensed company.

What sets the price.

Get a quoteRoom area
Total square metres of walls and ceiling is the main cost driver.
Board type required
Standard, moisture-resistant or thicker board each carries a different price.
Embedded services
Electrical points, lighting and AC openings inside the room add to labour time.
Height and access
High ceilings or tight spaces require scaffolding and increase installation time.

Questions, answered.
Call nowCan a gypsum-board room be built on a rooftop or in a ground-floor utility area?
Yes, provided the area is covered and not directly exposed to rain. For rooftop spaces, moisture-resistant board and adequate ventilation are recommended to manage Kuwait's intense heat buildup.
How many layers of gypsum board are suitable for the room walls?
A single 12.5 mm layer suits standard residential use. Two layers improve sound damping and wall rigidity, which is worth considering if the room shares a wall with a noisy area.
Can a wardrobe or screen be wall-mounted on a gypsum-board room wall?
Light to medium loads fix securely with gypsum-board anchors. Heavy items such as large wardrobes need timber or steel noggins built into the frame before the boards are closed.
Is a gypsum-board room suitable as a permanent bedroom in Kuwait?
Yes, and it is common in Kuwaiti villas and flats. A correctly sized AC outlet and lighting circuits must be planned inside the frame before boarding to make the room comfortable for daily use.
Can an extra door opening be added to the room wall after the build is complete?
Yes, gypsum board is much simpler to modify than block. The opening is cut with a fine saw, a reinforced steel frame is added around it, and the cut edges are finished with compound and fibre tape.
