More in architectural design & drawings.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.
The solution?
One licensed company for the structure, the pipes and the finish.

Shortcuts under the finishEngineering supervision on site
The structure is followed before it is covered.

Questions, answered.
Call nowHow many sheets does a single-storey house plan normally include?
A standard set includes the site plan, floor plan, four elevations, one or two sections, and the roof plan. Sheet count rises if extra facade or entrance details are requested.
Can the floor plan be changed after the municipality approves the drawings?
Any substantial change to an approved plan requires submitting revised drawings to the municipality and obtaining fresh approval before work continues. Minor non-structural changes are subject to municipality rules.
Will a single-storey plan still work if I want to add a second floor later?
A plan drawn only for one floor does not automatically account for the extra loads of a second floor. If you plan to build upward later, tell us at the start so the structure is designed for the correct loads.
Do you handle the municipality submission or is that the client's responsibility?
We deliver a complete stamped drawing set. Submission to the municipality can be included in the scope by agreement, or handled directly by the plot owner, depending on what is agreed at contract stage.
Does a corner plot change how the single-storey plan is drawn?
Yes, a corner plot has different setbacks on both street sides and may allow two principal elevations. We account for these differences when drawing the site sheet and elevations.
