Call nowIs every crack in a concrete ceiling a structural risk?
Not always. Hairline surface cracks are usually shrinkage-related and not dangerous. Wide, diagonal or rust-stained cracks need prompt engineering assessment to judge their structural significance.
Why does concrete spalling recur in Kuwait more than in cooler climates?
Extreme heat cycles stress the concrete, while coastal humidity and salt penetrate the cover layer. Rebar corrodes, expands and pushes the concrete off from inside, so damage returns if only the surface is patched.
Can a ceiling under a wet slab be repaired without fixing the water source first?
No. Patching over an active leak will fail quickly. The water source, whether a roof or bathroom above, must be stopped and the slab allowed to dry before repair work begins.
Does repair restore the ceiling to its original structural capacity?
Yes, when done correctly: full removal of damaged concrete, rebar treatment and a compatible repair mortar restore structural performance. Surface-only patching without these steps does not.
How often should a concrete ceiling be checked for early damage signs?
A visual check once a year is sensible, and immediately if a rust stain or hollow sound when tapped appears. Exposed balconies and car-park soffits need more attention due to direct heat and humidity exposure.
