What the work covers
We handle room construction from initial excavation through to final handover.

Foundation and base slab
Excavation and concrete base sized to the soil type and expected load.

Reinforced concrete frame
Columns, beams and roof slab with placed rebar and ready-mix concrete.

Block wall construction
Hollow concrete blocks laid in mortar with vertical rebar in the cells.

First-fix services
Drain, water and electrical conduit runs placed before finishes are applied.

On-site engineering supervision
A site engineer monitors quality at each stage through to handover.

Full room finishing
Tiling, gypsum, paint, aluminium and doors to the agreed specification.
Signs you need a new room
Overcrowded living space
Existing rooms no longer fit the household size or a new use that has come up.
Unused flat roof area
The roof is clear and available yet no room or annex takes advantage of that space.
Wasted yard or side plot
Part of the yard or a side area of the villa could become a usable room.
Need for a separate unit
A driver's room, guest room or dedicated storage away from the main building is needed.
Before you call, have this ready
Proposed room location
Know whether the room sits at ground level, on the roof or alongside the main building.
Approximate floor area
A rough length and width lets us estimate the frame and cost without delay.
Intended room use
A bedroom needs plumbing and electrical runs; a storeroom may need only a heavy floor slab.
Municipality permit status
Check whether the chosen location requires a permit before any excavation or block-laying starts.
More in general contracting.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.
The solution?
One licensed company for the structure, the pipes and the finish.

Shortcuts under the finishEngineering supervision on site
The structure is followed before it is covered.

Mistakes behind the wallPlumbing by the same company
Laid before the walls close.

A rushed finishFinishing, and maintenance after
The same company finishes and maintains.

Inspection and handover

What sets the price.
No fixed rate applies; the quote depends on practical factors specific to your room.
Get a quoteTotal floor area
Floor area is the largest driver of concrete, block and finishing quantities.
Room position and height
A roof-top room needs different load calculations than a ground-level addition.
Finishing specification
Tile grade, gypsum type and paint quality can affect cost as much as the frame.
Services required
Adding a bathroom or small kitchen raises plumbing and electrical costs noticeably.
Site access conditions
Distance from the gate and ability to bring in a concrete pump affect pricing.

Questions, answered.
Call nowCan a room be added on the roof of an older villa?
It is possible after reviewing the original structural design to confirm the existing slab can carry the added load. If the calculations are sufficient we proceed directly; if strengthening is needed we include that clearly in the quote.
Does a standalone room in the yard need a municipality permit?
Usually yes, particularly when the room is an addition to a registered villa plot. We help you determine what is required before any excavation or block work begins.
What is the difference between a light-frame room and a reinforced concrete room?
A light frame is faster but less resistant to Kuwait's intense heat and coastal humidity. Reinforced concrete is more durable and allows a floor to be added later if needed.
How is concrete poured in Kuwait's hot summer without cracking?
We pour early in the morning, then immediately cover the concrete and water-cure it over several days to prevent the rapid drying that causes surface and structural cracking.
Can the room be built and finished on an instalment plan?
Yes, construction and finishing on instalments is available. The payment schedule is set in the contract and tied to actual completion stages.
