What the contract covers - Apartment-building construction

What the contract covers

We build the full apartment block from excavation through to finished units

  • Reinforced concrete frame

Columns, beams and slabs to Kuwait structural code requirements

  • Foundations and additional floors

Foundation design based on soil report with provision for future floors

  • Block walls and insulation

Block infill walls with thermal and waterproof insulation on facades and roof

  • Full apartment finishing

Tiling, gypsum, paint, aluminium, electrical and plumbing to full finish

  • Daily engineering supervision

Resident engineer monitors every pour and documents each stage

  • Infrastructure works

Drainage networks, water tanks and external site works

Materials and methods used

  1. Sulphate-resistant cement

Protects foundations from coastal groundwater salts that attack ordinary concrete over time

  2. Epoxy-coated rebar

Stops corrosion in high-humidity coastal sites and extends the structural lifespan

  3. Ready-mix concrete with plasticisers

Maintains consistency and allows early-morning pours without adding excess water

  4. Bituminous waterproofing membrane

Applied to the roof and foundation sides to block water ingress at lower levels

Before you call us

  1. Soil investigation report

Determines foundation type and reveals groundwater level and sulphate content on your plot

  2. Approved permit and drawings

Construction cannot start without a municipality permit and officially approved architectural drawings

  3. Floor count and unit layout

Define the number of floors and unit distribution per floor for an accurate quote

  4. Finishing level required

Decide whether you need a shell only or full finish ready for tenant handover

Part of: General contracting

More in general contracting.

What goes wrong on most builds.

Most problems are built in early and found late. These three cost the most to fix.

  1. 01

    Shortcuts under the finish

Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.

  2. 02

    Mistakes behind the wall

A water or drain mistake found after the finish means breaking new tile.

  3. 03

    A rushed finish

The finish is what you live with every day. Rushing it shows in every corner.

The solution?

One licensed company for the structure, the pipes and the finish.

  1. A concrete slab with its rebar grid before the pour
    Shortcuts under the finish

    Engineering supervision on site

The structure is followed before it is covered.

  2. Water and drain pipes inside a wall before tiling
    Mistakes behind the wall

    Plumbing by the same company

    Laid before the walls close.

  3. A bathroom finished in modern marble
    A rushed finish

    Finishing, and maintenance after

The same company finishes and maintains.

How it works.

  1. Call or whatsApp

Share the plot location and required floors to start the assessment

  2. Site study and quote

We visit the site, review drawings and soil report, then submit the quote

  3. Contract signing

Contract sets construction stages, payment schedule and scope of work

  4. Build and supervision

Resident engineer follows every stage from foundation to final finish

  5. Handover

Building handed over with full documentation and as-built drawings

What sets the price.

Several site-specific factors shape the quote; no single rate per square metre applies to all apartment builds

Get a quote
  1. Floor count and total area

More floors increase structural cost, crane use and scaffolding requirements significantly

  2. Soil report findings

Weak soil or high groundwater demands deeper, more expensive foundation solutions

  3. Concrete grade and rebar spec

The structural specification in approved drawings directly sets rebar tonnage and concrete grade

  4. Finishing specification

The gap between economy tiling and marble finishes has a large effect on total cost

  5. Plot location and site access

Narrow streets or remote areas raise delivery and equipment mobilisation costs

Why one contractor beats four.

Every extra contractor means another schedule and another excuse. With us, one company answers for all of it.

  1. Turnkey

Shell and finishing with one company, from footings to keys.

  2. Pay in instalments

Construction and finishing on instalments. Ask us for the details.

  3. Engineering supervision

Architectural drawings and engineering supervision on site.

  4. After handover

Maintenance contracts and a 24-hour emergency plumber.

Questions, answered.

Call now
Can the apartment building be designed to allow extra floors later?

Yes. The structural frame can be designed from the start with columns and foundations that carry additional floors. This is agreed at the structural drawing stage before the first pour.

What happens if groundwater appears during excavation?

Excavation pauses while the water level is assessed. We then choose between temporary pumping or a deeper waterproofed foundation. Any extra cost is documented in a contract addendum.

Do you build the full block or only the shell structure?

Both options are available. A shell contract ends once walls and roof are closed. A turnkey contract continues through full interior finishing of every apartment unit.

How is concrete quality maintained during Kuwait's summer heat?

Pours are scheduled in the early cooler hours and plasticisers slow heat-related stiffening. The slab is then kept wet under cover for several days until curing is complete.

Can I monitor progress if I am outside Kuwait?

Yes. The supervising engineer sends regular photo reports and stage notes. You can follow every pour and finishing stage without being present on site.
