What we contract - Building contracting

What we contract

We take full responsibility from foundations to roof across all building types.

  • Turnkey build

Complete building handed over ready for occupancy or operation

  • Shell structure

Frame and block walls completed without any finishing works

  • Additional floors

New floors added above an existing frame after structural assessment

  • Basements and annexes

Excavated and built with waterproofing suited to saline soil conditions

  • Demolish and rebuild

Existing structure taken down and rebuilt to new approved drawings

  • On-site engineering supervision

Resident engineer monitors quality and reports each phase to the owner

When you need a main contractor

  1. Bare rebar left exposed

A stalled concrete frame with unprotected rebar exposed to Kuwait's salt-laden air for months

  2. Trades with no coordinator

Owner managing a mason, electrician, and plumber separately with no single controlling party

  3. Drawings ready, no builder assigned

Licence issued and drawings approved but no contractor has taken the site to begin work

  4. Cracks in walls or slabs

Cracks forming in block walls or slabs pointing to a faulty water ratio or poor curing practice

Trusted materials and methods

  1. Sulphate-resistant cement

Used in foundations because Kuwait's saline groundwater attacks and dissolves ordinary cement mixes over time

  2. Ready-mix with plasticisers

Poured at dawn with plasticisers that improve workability without raising the water-to-cement ratio

  3. Concrete test cubes

Samples taken from each pour and lab-tested to confirm the compressive strength specified in the drawings

  4. Wet curing with cover

Surfaces wetted and covered straight after the pour to stop thermal cracking in Kuwait's summer heat

Part of: General contracting

More in general contracting.

What goes wrong on most builds.

Most problems are built in early and found late. These three cost the most to fix.

  1. 01

    Shortcuts under the finish

Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.

  2. 02

    Mistakes behind the wall

A water or drain mistake found after the finish means breaking new tile.

  3. 03

    A rushed finish

The finish is what you live with every day. Rushing it shows in every corner.

The solution?

One licensed company for the structure, the pipes and the finish.

  1. A concrete slab with its rebar grid before the pour
    Shortcuts under the finish

    Engineering supervision on site

The structure is followed before it is covered.

  2. Water and drain pipes inside a wall before tiling
    Mistakes behind the wall

    Plumbing by the same company

    Laid before the walls close.

  3. A bathroom finished in modern marble
    A rushed finish

    Finishing, and maintenance after

The same company finishes and maintains.

What sets the price.

Each project is quoted individually; the factors below are what drive the final price.

Get a quote
  1. Foundation type required

Raft, strip, or pad footings differ sharply in concrete volume and rebar tonnage needed

  2. Concrete grade specified

Higher-strength ready-mix grades raise the cost of every cubic metre poured on site

  3. Structural rebar tonnage

Denser rebar grids in the structural drawings directly increase total steel tonnage and cost

  4. Wet room count

Each bathroom and kitchen adds first-fix plumbing, waterproofing, and tiling cost to the total

  5. Concrete pump access

Narrow streets or high floors require a long-boom pump that adds to the overall quote

Why one contractor beats four.

  1. Turnkey

Shell and finishing with one company, from footings to keys.

  2. Pay in instalments

Construction and finishing on instalments. Ask us for the details.

  3. Engineering supervision

Architectural drawings and engineering supervision on site.

  4. After handover

Maintenance contracts and a 24-hour emergency plumber.

Questions, answered.

How is the price per square metre worked out in a building contract?

There is no standard rate because the cost shifts with foundation type, concrete grade, and finish level. We measure the actual area, review the structural drawings, and submit a lump-sum price covering all stages.

Do you work in coastal areas where groundwater sits close to the surface?

Yes. Kuwait's coastal zones require sulphate-resistant concrete and waterproofed foundations. We study the geotechnical report before excavation and specify materials matched to the soil and groundwater conditions.

What goes wrong if concrete is poured in peak summer heat without precautions?

Extreme heat speeds up evaporation and stops the cement from fully hydrating, which causes surface cracking. We pour at dawn, use plasticisers in the mix, and wet and cover every slab immediately after the pour.

Can you take over a project where a previous contractor stopped work mid-build?

Yes. We take on stalled projects after visiting the site and assessing the existing structure. We document the condition of every completed element and agree on the remaining scope and cost before restarting.

How do you verify that the rebar is correctly placed before each concrete pour?

Before each pour the engineer checks bar diameter, spacing, and cover spacer positions against the structural drawings. No pour starts until these points are documented and signed off.
