What sets this area apart

Wafra is an agricultural and residential area with very large plots of 2000 to 5000 square meters or more. Villas here sit elevated on deep foundations to avoid seepage and moisture from adjacent farmland. Soil is mixed sand and clay with shallow groundwater, requiring precise soil testing and proper drainage. When a villa owner adds a new room, it may sit far from the original building on the same plot, or replace an old store or garage. Wet soil and poor drainage mean we need soil treatment and fill before pouring, with secure drainage paths.

Wafra is in Ahmadi governorate near the Saudi border, an agricultural area with large plots and wet soil near groundwater.

Villa foundations in Wafra must be deep, at least 1.5 meters, with side drainage around the base to protect against groundwater seepage.

Questions about Room construction in Wafra

Call now
Do wet soil and groundwater affect construction of a new room?

Yes, significantly. We must test groundwater first to find its level, then design deep foundations with side drainage. We may add waterproofing materials under the base to prevent moisture.

Can a new room be built far from the original villa on the same large plot?

Yes, Wafra's large plots allow this. But we need to study distance and slopes to ensure proper drainage, and route utilities from the original villa safely without compromise from wet soil.
