Can the waterproofing and thermal insulation be applied in the same visit?

Usually yes, but this depends on the deck condition. If repairs are needed first, a second visit ensures each layer bonds correctly before the next is applied.

Does roof thermal insulation actually reduce air-conditioning bills?

Yes. An exposed concrete slab absorbs substantial heat that transfers directly to the top floor. A proper thermal barrier layer reduces that transfer noticeably and lowers the load on cooling units.

Do existing roof tiles need to be removed before insulation is applied?

It depends on the tile condition and what lies beneath. Stable tiles can sometimes be worked over, but if there is a failed layer or trapped moisture underneath, removal is necessary for the new system to perform correctly.

How do I know the waterproofing layer has started to fail?

The clearest signs are damp stains on the ceiling after rain, paint peeling from below the slab, hairline cracks spreading across the roof surface, or rust marks appearing on nearby columns.

Does a combined waterproofing and thermal insulation system need periodic maintenance?

A correctly installed system requires no frequent intervention, but a periodic visual check of drain collars and parapet seals is advisable, especially after the rain season, to catch any movement-related gaps early.
