Ground-floor construction in Daiya

What sets this area apart

Residential buildings in Daiya built in the 1980s and 1990s stand on medium plots of eight hundred to one thousand square metres, and their foundations are often old timber piles or shallow concrete footings. The new ground floor requires engineering review to determine whether the original foundations can bear additional load or need reinforcement with parallel piles. New walls in the ground floor must align with the walls of the storey above to transfer load efficiently, whilst leaving gaps for pipes and electrical runs.

Daiya sits in Capital governorate, a quiet residential neighbourhood away from main roads.

Daiya plots are medium-sized at roughly eight hundred square metres, and old foundations usually cannot carry significant added load without reinforcement.

Questions about Ground-floor construction in Daiya

Call now
How do you know if the old foundations can bear the new floor?

We request a geotechnical report on the soil and existing footing. If there are old timber piles or weak shallow concrete, we add deep concrete piles beside them to carry the new load.

Do you keep wall alignment between the ground floor and the storey above?

Yes, alignment is essential for efficient vertical load transfer. If the walls above cannot move, we place load-bearing beams in the ground floor beneath them to spread the load to columns.
