What the contract covers
Materials and labour in one contract: concrete, rebar, blocks and formwork all included.

Substructure concrete
Sulphate-resistant mix supplied and poured for all footings and tie beams.

Vertical structure
Deformed bars cut, tied and cast into columns and load-bearing walls.

Slab concrete and bars
Ready-mix tested on arrival, poured and vibrated for all floor slabs.

Block and mortar supply
Standard hollow blocks and mortar supplied and laid for all infill walls.

Roof pour package
Formwork, rebar and concrete for the full roof slab, all included.

Materials coordination
All material deliveries timed to match the pour schedule and site conditions.
Materials and methods we use
Sulphate-resistant cement
Kuwait soil and groundwater carry sulphates that attack ordinary cement binders and weaken foundations over time.
Deformed steel bars
The ribbed surface bonds tightly with hardened concrete and prevents slip at lap joints under load.
Plant-batched ready-mix
Plant-batched to a fixed water-cement ratio, so site workers cannot water down the mix.
Wet curing with hessian
Damp hessian over fresh concrete slows moisture loss and prevents shrinkage cracks in summer heat.
Common mistakes in shell-with-materials builds
Adding water to the mix on site
Each extra litre raises the water-cement ratio, drops concrete strength and increases long-term shrinkage cracking.
No cover spacers fitted
After stripping, rebar has no concrete cover and coastal salts reach the steel directly.
Skipping the slump test
Off-spec concrete is vibrated incorrectly and honeycombing appears only after formwork is stripped.
Rebar sourced without mill certificate
Actual bar grade cannot be verified and may fall short of the approved spec.
More in shell (grey structure) construction.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.
The solution?
One licensed company for the structure, the pipes and the finish.

Shortcuts under the finishEngineering supervision on site
The structure is followed before it is covered.

Contract and schedule
Materials list, grades, payment milestones and schedule agreed in writing.
Pour and build
Concrete tested, rebar tied and poured, repeated for each floor.
Handover
Grey structure inspected and completion documents handed over.
What sets the price.
Supply and build together shift the quote; these 5 factors weigh heaviest.
Get a quoteStructural drawings spec
Higher concrete grade and closer bar spacing raise material quantities directly.
Area and floor count
Total concrete and rebar volume scales with built area and floor count.
Ground and foundation type
Weak soil or high groundwater needs deeper footings and more concrete.
Materials delivery distance
Sites far from supply routes carry higher delivery costs.
Formwork complexity
Curved or cantilevered elements take more time and material to form.

Questions, answered.
Call nowWho is responsible for material quality in a supply-and-build shell contract?
The company carries full responsibility for sourcing, delivering and placing all structural materials. Any material that fails a test is replaced at no extra cost to the owner.
Can I request a specific concrete grade for columns versus slabs?
Yes. The structural engineer sets the grade for each element in the approved drawings and concrete is ordered to match. Columns and shear walls often call for a higher grade than slabs.
What happens if a concrete cube test result fails?
The affected element is placed on hold while core samples are taken from the structure. Depending on the result, the section may be accepted, reinforced or broken out and recast.
Is formwork included in a shell-with-materials contract?
Yes. Shuttering for columns, beams and slabs is supplied, erected and stripped within the contract scope and its cost is included in the overall price.
Can the contract be structured in phases by floor?
Yes. Payment milestones can be tied to each completed floor level, which suits owners who prefer to release funds against verified finished work.
