Does a shell contract include drainage or electrical rough-in?

A shell contract covers the structural frame only: foundations, columns, slabs, block walls and roof. Plumbing and electrical first-fix are carried out as separate scopes after the shell is complete.

How is salty Kuwaiti soil handled at the foundation stage?

We use sulphate-resistant concrete in foundations and apply a waterproof barrier to buried faces. Where groundwater sits high, drainage is laid before pouring to protect the substructure long term.

Can the shell be designed to carry an extra floor added in the future?

Yes, the structural drawings can include future-floor loading from the start, sizing columns and foundations accordingly. Building this in from day one is far more economical than retrofitting an existing frame later.

When is it safe to pour concrete during the Kuwaiti summer?

Pours are scheduled in early morning hours before peak heat. After pouring, the slab is covered with wet hessian and kept damp for several days to stop rapid evaporation from causing surface cracks.

Does villa shell construction require official permits before work starts?

Yes, an approved building permit and stamped structural drawings are required before excavation begins. We can prepare the drawings; the owner is responsible for obtaining the municipal permit.
