What sets this area apart

Khiran is a coastal resort area with hotels, beach chalets and apartment buildings, mostly single or two-storey chalets and villas, three to five storeys for apartment blocks. Plots are bounded by sea on one side and saline ground on another, with strong winds, sandstorms and salt constantly attacking concrete and steel alike. Timber formwork faces extreme moisture and constant salt exposure, requiring special anti-corrosion and anti-mould treatment. Site drainage is critical, and foundations must be deep and robust against slow settlement.

Khiran lies in Ahmadi governorate, directly on the Gulf coast near Khiran Resort, a coastal tourism zone.

The coastal environment in Khiran requires high sulphate and salt-resistant concrete, with foundations at least 1.5 metres deep to prevent settlement.

Questions about Shell construction with materials in Khiran

Call now
Do sea salt and moisture quickly destroy concrete and steel?

Yes, so we use high-grade sulphate-resistant concrete and rebar with additional protective coating. We carefully monitor concrete cover thickness to reduce salt penetration to the steel.

Can timber formwork withstand constant high moisture and salt?

Standard timber does not last long. We use formwork saturated with chemical protection against salt and mould, and flush it with fresh water after each pour to reduce corrosion.
