What renovation covers
assessment and repair of structure, envelope and finishes through to handover

Structural assessment
Columns, slab and walls checked for hidden weakness or movement

Crack repair
Structural cracks injected and sealed to stop further propagation

Waterproofing and insulation
Roof slab and walls treated to stop water and heat penetration

Envelope restoration
Facade replastered, painted and aluminium openings resealed

Interior finishing
Floors, walls, gypsum ceilings and paint renewed as required

Plumbing and drainage
Aged supply and drain lines replaced or repaired as needed
Signs your annex needs renovation
Cracks that keep returning
Cracks that reappear after painting point to unresolved structural movement underneath
Damp patches at corners
Staining or peeling paint at the joint between the annex and the original villa wall
Water stains on the ceiling
Yellow or grey patches on the annex ceiling mean the waterproofing layer above has failed
Visibly deteriorating finishes
Lifting tiles, cracked grout or falling gypsum indicate rising damp or slab settlement
Common mistakes in annex renovation
Finishing before checking structure
Tiling or painting over an unrepaired structural crack brings the problem back within months
Ignoring the tie-in joint
An unsealed old joint between annex and villa is a primary entry point for moisture if left untreated
Waterproofing only from inside
Interior treatment alone without an external layer on the roof slab cannot stop rain and condensation ingress
Mixing incompatible repair materials
Using a filler incompatible with the existing concrete weakens adhesion and accelerates re-cracking
More in annex construction.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.

What sets the price.
The quote depends on the annex size, depth of structural problems found and the finishing level required
Get a quoteAnnex area
Total floor area sets material quantities and labour hours directly
Type of structural damage
Surface cracks cost far less than corroded rebar or foundation settlement
Condition of existing waterproofing
Stripping multiple old waterproofing layers adds cost before new treatment can start
Finishing scope
Structural repair only differs greatly from full floor, wall and ceiling renewal

Annexes in distant governorates or tight sites need extra logistics that affect the quote

Questions, answered.
Call nowCan an annex be renovated without demolishing the existing walls?
In most cases yes, if the walls are structurally sound. We repair cracks, renew waterproofing and refinish. Demolition is decided only when the assessment finds deep structural damage that cannot be treated from the surface.
Is cracking at the joint between the annex and the original villa a serious problem?
Cracking at the tie-in joint is common because the two structures move slightly independently. Left untreated it allows moisture and salts to enter and can widen over time. We treat it with compatible injection material and correct resealing of the separation.
How does high humidity in Kuwait's coastal areas affect annex renovation?
Annexes near the coast are exposed to chloride salts that accelerate rebar corrosion and weaken concrete. During renovation we check carbonation depth and rebar condition, then use repair materials that resist chloride ingress.
Is a permit required to renovate an existing annex?
Maintenance and interior renovation typically do not need a new permit. If the work involves changing the annex footprint or partial demolition and rebuild, the relevant authority is consulted to confirm permit requirements.
Can annex renovation be paid for in instalments?
Yes, instalment payment options are available for annex renovation. The terms are agreed when the scope and final quote are confirmed.
