What sets this area apart

Fintas is a coastal area with residential and commercial plots on sandy soil with high likelihood of saline groundwater. The ground floor requires deep foundations reaching 2.5 to 3 metres and salt and moisture-resistant concrete. Columns and beams need extra reinforcement and rust-prevention coatings because sandy soil and saltwater accelerate steel corrosion. Proximity to the beach also requires a hydrological study to confirm foundations are not affected by seasonal groundwater level rises.

Fintas lies in Ahmadi governorate, a coastal area near Mahboula and Fintas Co-op.

Foundations in coastal areas reach 2.5 to 3 metres depth to penetrate firm soil beneath the sand.

Questions about Ground-floor construction in Fintas

Call now
How is the ground floor protected from saltwater and salt effects?

We use high-strength concrete with low water-cement ratio, waterproof coating on foundations and columns, and extra reinforcement with galvanized or stainless steel bars. This reduces salt and moisture ingress into the concrete.

Does beach sand affect foundation strength?

Sandy soil alone is weak, so excavation must reach firmer or clayey layers below. The site engineer takes soil samples to determine bearing capacity and proper depth.
