What sets this area apart

Bayan villas occupy large plots with spacious ground areas and open courtyards surrounded by trees and landscaped gardens. The area is quiet and soil usually stable, but courtyards face intense direct sun and seasonal moisture from irrigation. We use premium porcelain or ceramic with slip-resistant texture and colours that balance thermal reflection with aesthetics. Levelling requires high precision so water slope is slow but effective, and expansion joints are created every 50 to 60 centimetres based on courtyard size and expected sun angles.

Bayan is in Hawalli governorate, a quiet villa district near Bayan Palace and Bayan Co-op.

Expansion joints in Bayan's large courtyards are never less than 50 centimetres apart to withstand seasonal expansion and contraction.

Questions about Courtyard tiling in Bayan

Call now
Do you choose tile colour based on the villa's sun direction?

Yes, we check sun direction and shadows at different times. Courtyards with morning sun benefit from lighter colours, while courtyards with more shade can tolerate slightly darker tones while maintaining slip resistance.

How do you handle water pooling below the edge trim in the courtyard?

We raise the edge trim about 10 centimetres above tile level and leave a small gap below it for drainage. Any pooled water is pushed toward central or side drainage points by tile slope, not downward into the soil.
