What the work covers
Breaking, clearing and levelling from the top floor down to the cleared plot

Full building demolition
Breaking slabs, columns and walls level by level from top down

Shared-wall protection
Temporary shoring installed before any wall adjoining a neighbour is broken

Utility disconnection
Coordinating electricity, water and drainage cut-off before work starts

Foundation removal
Breaking ground beams and footings below grade for a clean base

Rubble clearance
All broken concrete and debris loaded and removed from the plot

Levelling and handover
Ground surface levelled, cleaned and handed over ready for new construction
Signs the building must come down
Wide diagonal cracks
Diagonal cracks across columns or beams signal structural failure that repair cannot fix
Spalling and bulging columns
Concrete cover bursting off with rusted rebar exposed means the load-bearing frame is badly corroded
Visible floor lean
A noticeably tilting slab indicates uneven load transfer and a compromised structural frame
Failed building systems throughout
Drainage, water and electrical systems failed across all floors making repair costlier than demolition and rebuild
Common mistakes in apartment building demolition
Demolishing without a permit
Starting without a demolition permit exposes the owner to fines and an immediate work stoppage
Breaking lower floors first
Breaking ground-floor columns before upper floors are cleared risks sudden collapse of the entire structure
Rubble left in footings
Burying demolition rubble inside the old footing pit weakens the new building base and causes later settlement
No notice to neighbours
Failing to notify adjacent building owners before demolition leads to legal disputes and long project delays
More in demolition & rebuild.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.
The solution?
One licensed company for the structure, the pipes and the finish.

Shortcuts under the finishEngineering supervision on site
The structure is followed before it is covered.

The same company finishes and maintains.
How it works.

Site survey
We visit to assess the structure, shared walls and equipment access
Quote and contract
A detailed quote covering demolition, rubble removal and final levelling
Permits and utilities
We obtain the demolition permit and coordinate all utility disconnections
Demolition and handover
We demolish top down, clear all rubble and hand back a level plot
What sets the price.
Pricing depends on factors specific to the building and its site; these five drive the final quote
Get a quoteStorey count and floor area
More storeys and larger built area mean more breaking work and more rubble to remove
Concrete and rebar density
Thick slabs and heavily reinforced columns take longer to break and increase rubble weight
Equipment access
Narrow streets or interior plots restrict machine size and raise the overall job cost
Shared walls
Walls shared with adjoining buildings require extra shoring work that affects the price
Rubble disposal distance
Distance to the approved disposal site directly affects the cost of hauling all rubble away
Why one contractor beats four.
Every extra contractor means another schedule and another excuse. With us, one company answers for all of it.

Questions, answered.
Call nowIs demolishing a multi-storey apartment building different from demolishing a single villa?
Yes. Multiple floors mean greater loads, heavier columns and slabs, a more complex demolition sequence, larger equipment and stricter safety measures than a two-storey villa requires.
What happens to the reinforcing steel after the building comes down?
Reinforcing steel is separated from the concrete rubble. It is usually sold as scrap metal, which can offset part of the demolition cost. The contract clearly states who owns the recovered steel.
How do you manage the heavy dust produced when breaking a large concrete building?
Continuous water misting at breaking points weighs down dust particles and stops them spreading. This is especially important on Kuwaiti sites surrounded by neighbouring occupied buildings.
Can I demolish only the upper floors and keep the ground floor standing?
It is technically possible but requires a structural assessment confirming the remaining floor can carry loads safely after upper floors are removed, plus a separate partial demolition permit.
Can the demolition and new construction be contracted together under one agreement?
Yes. We can cover the full demolition and new build under one contract, saving the owner from coordinating two separate operations and ensuring continuous supervision from breaking ground to final handover.
