What the contract covers
Design, structure, finishing and handover, paid across agreed construction milestones

Turnkey build, instalments
Full building delivered against staged instalment payments

Architectural design and drawings
Permit-ready drawings prepared before construction begins

Concrete frame and block walls
Foundations, columns, slabs and block walls per permit drawings

On-site engineering supervision

Full finishing works

Scope and payment review
Scope and instalment schedule fixed in writing before signing
Common mistakes in turnkey instalment contracts
Vague scope in the contract
A contract without finishing details creates disputes at every handover milestone
Oversized advance payment
Paying a large advance before foundations are poured weakens the owner if work stalls
Handover without a final inspection
Accepting handover without a finishing check makes defect claims harder to pursue later
Excluding services from the scope
Leaving plumbing and electrical out of the turnkey scope produces a building unfit for occupancy
What to prepare before you call
Plot ownership document
The title deed is needed to apply for the municipality building permit
Basic design decisions
Decide the floor count, room layout and finishing grade before requesting a quote
Stage-by-stage funding readiness
Confirm you can meet each payment when the corresponding stage is physically completed
Existing drawings if available
Previous drawings or soil reports speed up pricing and clarify foundation scope
More in construction on instalments.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.

Get a quoteTotal built area
Total floor area directly drives material quantities and labour cost
Finishing specification chosen
The gap between standard and premium finishing can match the full structural cost
Soil type and foundation design

Questions, answered.
Call nowDoes a turnkey instalment contract include the internal plumbing and electrical works?
Yes, a turnkey contract covers all internal services including plumbing, electrical and drainage. These items must be listed explicitly in the contract to avoid any ambiguity at the finishing stage.
Who decides a turnkey construction stage is complete before the next instalment falls due?
The supervising engineer inspects the completed stage and confirms it meets the contract description before notifying the owner. A written inspection report protects both parties.
Can a defects liability clause for the finishing works be included in a turnkey instalment contract?
Yes, a clear defects liability clause should be written into the contract, covering both the finishing works and the structural frame after handover.
Can an owner living outside Kuwait follow the construction stages and approve instalments remotely?
The owner receives photo-supported supervision reports at each milestone, allowing remote review and payment approval without needing to be on site.
How is concrete protected from extreme heat when upper-floor slabs are poured in summer?
Pouring takes place in the early morning, and freshly cast surfaces are covered immediately with wet burlap or sheeting. Continuous wetting continues for several days to maintain moisture and prevent cracking.
