Yes, the contract can be structured in two phases: structural frame and full finishing, each with its own payment schedule. Finishing specifications must be agreed before the frame phase starts to avoid repricing the second contract.
How is a completed villa construction stage defined and confirmed before the next payment is due?
The site engineer visits and verifies that the agreed stage work is complete, such as raft slab pour or a full floor finish. Once the milestone acceptance record is signed, the next instalment becomes due.
Can an owner living outside Kuwait follow the villa build progress and approve milestone payments remotely?
Yes. The supervising engineer sends periodic reports with documented photos for each stage. The owner can approve instalment release via WhatsApp or email without being present on site.
Do the villa instalment stages include waterproofing for the foundations and roof?
Waterproofing is part of the standard build scope, not an optional add-on. Foundation waterproofing falls within the structural stage and roof waterproofing within the top floor stage, both included in the payment schedule.
Can a basement or swimming pool be added to a villa instalment contract after the original contract is signed?
Both can be added via a contract amendment that defines the new scope, cost and extra payment stages. Adding a basement after the foundations are poured requires a full engineering review and may affect the approved drawings.
