Two-storey annex in Kuwait - Qibla

Two-storey annex in Qibla

A two-storey annex in Qibla means adding two full floors to your villa on a constrained plot near Gulf Road and commercial structures. We design the frame and foundation to meet municipality setbacks and structural separation from the main villa, handing over the shell ready for finishing.

What sets this area apart

Qibla plots near Gulf Road are often square or rectangular with villas already occupying half the parcel, boxing the annex into one defined corner. Two storeys mean a steep vertical load, so we need a deep foundation and strong columns, plus full structural separation from the main villa. Water, electrical and drainage are run independently from separate panels and dedicated tanks, all separated completely before the first pour.

Qibla is in Capital governorate, a mixed commercial-residential area near Gulf Road and Seif Palace.

A two-storey annex in Qibla requires a strip or pile foundation under all main columns to carry the added vertical load.

Questions about Two-storey annex in Qibla

Call now
How do you separate the annex structurally from the main villa?

We build the annex on a completely independent foundation with a minimum 50mm separation joint, and execute separate columns and beams that do not tie into the main villa frame, avoiding load transfer and differential settlement.

Can electricity and water connect to the same main meters?

No, the annex needs its own water meter and electrical distribution from a dedicated sub-panel. This is a municipality requirement and simplifies maintenance and separate metering for each unit.
