Second-floor addition in Kuwait - Khiran

Second-floor addition in Khiran

Adding a second floor to a villa or resort cabin in Khiran requires testing foundations that are sometimes shallow and directly exposed to sea salt. We inspect each frame carefully and design appropriate reinforcement before pouring the new floor.

What sets this area apart

Khiran cabins and villas are scattered on plots near the sea, and their foundations are typically shallow, often not deep enough since they were originally built as seasonal or temporary holiday homes. The coastal soil here has high salinity and moisture, and concrete deteriorates quickly. Before any addition, we dig and test foundation depth and underlying soil, and test concrete and reinforcement strength. In most cases, we need to deepen the existing foundation or add piles beside it before beginning the new floor pour.

Khiran lies in Ahmadi governorate, where seaside villas and resort cabins are located near Khiran and Khiran Pearl resorts.

Most Khiran seaside foundations are relatively shallow, typically between 0.5 and 1 metre deep on average.

Questions about Second-floor addition in Khiran

Call now
Why do Khiran foundations need more testing than other areas?

Khiran is directly on the sea, so salt and moisture affect concrete rapidly. Most foundations here are shallow to begin with, so they may not carry added load without comprehensive reinforcement.

If the foundation is very shallow, can we add a floor or must we demolish and rebuild?

We deepen the existing foundation by excavating beside it and adding new piles or supports, or apply a root reinforcement system (underpinning) to boost bearing capacity without demolishing the existing structure.
