What sets this area apart

Dasma mixes older villas on medium plots with residential apartments from the 1960s and 70s with simple concrete foundations. Many buildings have not received regular structural maintenance and columns and beams may show cracks from ground movement. Before adding a floor, we need a full inspection of existing cracks, reinforcement and concrete quality, and may need to inject cracks or strengthen columns with welded steel plates. The downtown location also means restrictions on working hours and noise, so we coordinate with the municipality.

Dasma sits in the Capital governorate near the city centre and services, a mix of villas and residential apartment buildings.

Dasma apartment buildings are often three to four storeys with simple concrete columns that need thorough inspection before adding a floor.

Questions about Additional floor in Dasma

Call now
Can old columns be reinforced instead of building new ones?

Yes, and it is less disruptive. We weld steel plates to the sides of existing columns and inject chemical grout into any cracks, increasing load capacity without demolition.

Do fine cracks in walls and columns affect the decision to add a floor?

It depends on the crack type and direction. Cracks from slow ground movement may be stable, but we monitor them with measuring gauges for two weeks before final approval.
