What sets this area apart

Shamiya villas vary widely in age and design, some over 30 years old and some newer, with plots ranging from 400 to 1200 square meters. Foundations and structural frames differ significantly by build year and contractor, requiring case-by-case study. When adding a floor, we assess the foundation, columns and beams, and verify they meet current safety standards and can handle the extra load.

Shamiya is in the Capital governorate near the Fifth Ring Road junction, a mixed-use residential and commercial district.

Shamiya villas built before 1995 are usually designed for a maximum of three storeys, so adding a fourth floor may require foundation reinforcement.

Questions about Additional floor in Shamiya

Call now
Can you add a floor to an old villa without reinforcing the foundation?

It depends on foundation condition, soil type and the new floor load. Some old villas have strong foundations that tolerate addition, but most need at least localized reinforcement under main columns.

Do modifications to an old villa require new design drawings from an architect?

Yes, the municipality requires new architectural and structural drawings showing the added floor and modifications to the existing frame. We prepare and submit these for municipal approval before construction starts.
