Inside turnkey finishing.
How turnkey finishing is done right in Kuwait
Successful turnkey finishing depends on sequencing the trades correctly. Waterproofing goes down before any tile adhesive, gypsum board is installed after electrical and AC first-fix runs are in place, and marble or porcelain is laid after the structure has fully dried. Skipping or reordering these stages creates problems that are expensive to fix once surfaces are closed. In Kuwait's climate, this discipline matters more than in temperate conditions because trapped moisture cannot escape through sealed surfaces.
Owners face a set of material choices that shape both the result and the total cost. Porcelain or marble for floors, thermal-break aluminium profiles or standard ones, reflective facade paint or conventional render, and moisture-resistant gypsum board in bathrooms are not interchangeable decisions. Each affects the performance of the finished space under Kuwait's heat and coastal humidity. Getting these decisions agreed before work starts means the contractor can price accurately and order materials without gaps.
At handover, the owner should walk through a focused checklist. Tile joints should be full, even and free of cracks, gypsum ceilings should sit flat with no visible sag or open joints, aluminium frames should be fully silicone-sealed at every junction with the wall, and paint should be uniform with no brush marks or holidays. Facades deserve particular attention because Kuwait's fine windblown dust penetrates any gap between frame and render, and that damage becomes visible quickly.
What goes wrong with most finishing.
The finish is what you see every day, and its mistakes do not hide. These three are the most common.
01A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.
02Four contractors for one finish
Tiling, gypsum, paint and aluminium crews who never talk to each other.
03After-care that never comes
Once you have the keys, it is hard to find anyone to come back and fix what shows up.
The solution?
Full finishing, and maintenance after it, from one licensed company.

What sets the price.
Several site-specific factors shape the final quote after a technical visit
Get a quoteTotal area and space types
Wet areas cost more per metre than open living or corridor spaces
Material grade and type
Natural marble and thermal-break glazing raise costs significantly over standard options
Preparatory and demolition works
Removing existing finishes or repairing substrates adds time and cost
Design and detail complexity
Multi-level ceilings and custom cuts require more labour and setup time
Site access and logistics
Upper floors or restricted access raise material handling and scaffolding costs

Questions, answered.
Call nowCan a villa or apartment be finished in phases rather than all at once?
Yes, finishing can be phased by budget or occupancy schedule. However, waterproofing, first-fix plumbing and electrical runs should be completed in a single stage to avoid reopening closed surfaces later, which adds cost and disruption.
What is the difference between turnkey finishing and shell construction?
Shell construction delivers a structurally complete building with no internal finishes. Turnkey finishing takes the project from that point through to full occupation, covering all interior and facade works under one contract.
Does shop or office finishing differ from residential finishing?
Commercial spaces prioritise feature facades, commercial lighting layouts, suspended ceilings hiding cable trays, and high-load electrical circuits for equipment. Residential finishing centres on wet areas, bedrooms and living spaces with different material and layout priorities.
Does turnkey finishing include plumbing and electrical works?
Yes, a full turnkey contract includes plumbing installation and electrical first and second-fix works. These must be coordinated with gypsum and tiling trades before surfaces are closed, making separate coordination impractical.
How can quality be checked before surfaces are closed behind tiles or gypsum?
Engineering supervision includes checking concealed runs and waterproofing layers before each closure stage. Owners should request a sign-off walkthrough at the end of each phase, with photographic documentation of hidden works before gypsum board or tiles go over them.
Can luxury finishing be executed with premium materials without a separate interior designer?
Luxury finishing can proceed from drawings supplied by the owner or an external designer. We also offer architectural design and drawing services for owners who need a complete solution before execution begins.
