What sets this area apart

Salwa is a residential neighbourhood of medium-sized homes three to four storeys high with concrete slabs from different eras. A rooftop annex here requires close examination of the slab and internal beams, since new loads will bear on an original structure that may be balanced only for its current weight. We use three-dimensional modelling software to estimate excess loads and choose designs with lightweight steel columns if needed to avoid breaking the lower slab. Municipality permits and neighbour consent for the added mass must be secured before excavation and construction.

Salwa is located in Hawalli governorate near Mishref Park, a dense residential district of individual and tiered homes.

Slabs in Salwa are fifteen to twenty centimetres thick, and computational load analysis determines feasibility of the addition.

Questions about Rooftop annex in Salwa

Call now
What is the difference between strengthening the slab and adding new columns for the annex?

Slab strengthening with stressing or epoxy addresses minor cracks only. New columns transfer the annex weight directly to the foundation, which is better when building on an existing roof.

Does a rooftop annex affect the building's municipality setbacks?

Usually not, provided the annex stays within the original plot's planning limits. But if side walls are extended, approved setbacks must be checked and revised drawings submitted for approval.
