What sets this area apart

Rumaithiya seafront villas face very high humidity and salt air, so any annex must have special protective insulation layers. We use salt-treated cement-board panels and stainless steel fixings instead of ordinary steel. The steel frame needs epoxy coating resistant to salt, and roof and floor require thermal insulation layers and a separate vapour barrier. We also drain rainwater and condensation directly away from walls to prevent seepage and corrosion.

Rumaithiya is in Hawalli governorate, a district of seafront villas and beachside plots close to the sea in Block 2.

We apply a separate vapour barrier and thermal insulation of at least 50 millimetres thickness under floors in coastal areas.

Questions about Cement-board annex in Rumaithiya

Call now
Why do you use stainless steel fixings in a seaside annex instead of ordinary steel?

Salt in sea air causes rapid rusting of ordinary steel and weakens the frame. Stainless steel does not rust and lasts longer in harsh coastal environments, ensuring the annex remains sound for years.

Do annexes in Rumaithiya need stronger thermal insulation than inland areas?

Yes, sea winds and humidity increase heat loss and cooling load. We install thicker insulation layers and a vapour barrier to prevent interior moisture from seeping out and reduce cooling and heating costs.
