What sets this area apart

Rumaithiya plots are mostly seafront villas of one or two storeys built in the 1970s and 1980s, bordered by green spaces and coastal roads. Demolition here requires special care because the sandy soil beneath these villas may be saturated with moisture and salt, affecting the quality of new foundations. Proximity to the sea also means the rebuild must follow strict standards for corrosion and salt resistance, and soil testing is essential before the new frame is founded.

Rumaithiya sits in Hawalli governorate, a coastal district of residential villas with direct views over the Gulf.

Sandy coastal soil in Rumaithiya requires CPT testing and chemical analysis before new foundation design is finalized.

Questions about Demolition & rebuild in Rumaithiya

Call now
Does sea salt affect the new villa foundations?

Yes, significantly. We use salt and moisture resistant concrete with additional waterproofing layers under the foundation, and install calculated drainage around the base to lower groundwater levels.

Do we demolish the entire villa to foundation level or leave part of it?

We clear it completely to foundation level, then either salvage and reuse the foundation if sound or remove it entirely and install new footings. The decision depends on soil condition, old foundation quality and municipal approval.
