What sets this area apart

Bidaa is a residential neighbourhood with a high proportion of small and medium villas and apartment blocks of three to five storeys. Plots are medium-sized, making side or roof annexes relatively straightforward to add. Most foundations are solid concrete due to mixed-age construction, but some older villas need careful assessment before adding load. We select safe anchor points for the board and verify that electrical lines or buried pipes do not interfere with the annex footprint.

Bidaa is in Hawalli governorate, near Salmiya's seafront, and enjoys integrated local services.

Most Bidaa plots allow a 1.5-metre setback from the front boundary before an additional annex can be built.

Questions about Cement-board annex in Bidaa

Call now
Will a villa's existing foundation carry a 20-square-metre cement-board annex?

Usually yes, but we inspect concrete thickness and reinforcement first. If the foundations are sound, no additional reinforcement is needed since cement-board and finishes are very lightweight.

Do we need municipality approval for a ground-level cement-board annex beside a villa?

Yes, approval must be obtained before work starts. We submit drawings showing the annex location and required setbacks from the boundary and neighbouring roads, and obtain a development permit or licence amendment.
