What sets this area apart

Villas and apartments in Hawalli were built decades ago and are now cramped, so residents build cement-board annexes in back yards or on roofs. The cement board is lightweight, so it is easy to transport and install without extra load on the old foundation, but we inspect the original structure and calculate load capacity first. We use galvanized steel framing and moisture-resistant fixings in Gulf-proximity areas, with separate rainwater drainage.

Hawalli is in Hawalli governorate, a high-density residential area of older villas and apartments near Hawalli Co-operative Society.

Standard cement-board sheets measure 1200 by 2400 millimetres with thickness of 10 to 12 millimetres for internal and external walls.

Questions about Cement-board annex in Hawalli

Call now
Can a cement-board annex be built on an old villa roof without reinforcing the foundation?

No, the villa's original structure must be inspected and load capacity calculated first. A cement-board annex is light, but an old roof may need additional bracing or optimised load distribution.

How do you protect a cement-board annex from Gulf moisture and rain?

We use galvanized metal fixings and silicone sealant on all joints and corners. Rainwater is drained from the roof through a separate gutter away from the annex walls and foundation.
