What sets this area apart

Kaifan villas are generally modern with documented and uniform architectural and structural designs, mostly built on standard plots around 750 to 1000 square meters. Foundations and structural frames are relatively consistent across villas, easing assessment and design for the added floor. Organized plots and wide streets allow more design flexibility, but Kaifan's building by-laws are strict on setbacks and total height.

Kaifan is in the Capital governorate near Kaifan Co-op and Kuwait Sporting Club, a carefully planned and organized residential zone.

Kaifan by-laws cap residential villa height at 12 metres, which restricts the number of possible storeys based on floor-to-total-height ratio.

Questions about Additional floor in Kaifan

Call now
Does Kaifan by-law permit adding a third storey to a two-storey villa?

It may be permitted if the villa's total height stays under 12 metres and setbacks are respected. You must request explicit Kaifan municipal approval and submit new drawings for height and setback review.

What is the difference between adding a floor to a Kaifan villa versus an old-area villa?

Kaifan villas have better documented designs and foundations, making assessment faster and easier. Old areas need full engineering survey and may need reinforcement. Kaifan is also stricter on municipal approval and allowed height.
