How instalment finishing is done right
Instalment finishing starts with a contract that ties each payment to a specific completed stage, not a calendar date. The first phase typically covers waterproofing in bathrooms and the kitchen, electrical first-fix conduit and cabling, and the gypsum ceiling framing. This sequence protects the owner because every payment is released against work that can be inspected and documented, not against a promise of progress.
Kuwait's coastal building conditions require material choices that cannot be deferred to later phases. Roof thermal insulation, double-glazed aluminium window frames, and correctly taped gypsum joints in wet areas are decisions that affect finish durability over a long period. Cutting these foundational items to reduce early instalments consistently leads to higher remedial costs in later phases.
At final handover the contractor carries out a joint inspection with the owner covering tile joint integrity and transitions, door alignment in rooms and the kitchen, and paint evenness on walls and ceilings. Yes, instalments change how you pay, not what gets built. The materials agreed in the contract are delivered in full regardless of how payments are spread.
How is each instalment amount and timing decided?
Each payment is tied to a named phase such as completed waterproofing, tiled floors, or electrical sign-off. Its value reflects the actual cost of that phase, not a fixed time percentage.
What happens if a payment is delayed mid-project?
Work pauses at the end of the completed phase until the outstanding payment is settled. This condition protects both parties and prevents unpaid work from accumulating.
Can a previously finished apartment also be renovated on instalments?
Yes, but removal of the existing finishes is added to the quote. The shell condition under old layers is also assessed before the payment plan is confirmed.
Can just one room be finished on instalments rather than the full apartment?
Instalments suit projects with a clear scope. A single room can run over two phase payments, but a larger overall scope gives more flexibility in structuring the plan.
Does finishing on instalments include plumbing and AC works?
Yes, plumbing first-fix and AC installation can be included in the agreed finishing scope and funded under the same payment plan, provided they are specified in the contract.
