What sets this area apart

Taima's desert courtyards belong to villas on deep plots over very fine sand prone to creep and slow settling. Strong winds and sandstorms drive fine sand under the tile, causing uneven support and later cracking. We use a base layer of coarse sand and gravel, firmly compacted, then a thick cement mortar bed to spread loads evenly. Expansion joints are set every one metre to handle minor soil movement, and filled with flexible silicone to block sand infiltration.

Taima sits in Jahra governorate, a desert residential area in Jahra suburbs.

We apply a base layer of coarse sand and gravel, compacted to at least 10 centimetres thickness, to ensure tile stability on sandy soil.

Questions about Courtyard tiling in Taima

Call now
Why do desert courtyard tiles settle and crack quickly?

Fine sand tends to slow-settle and creep, especially with water movement and wind. We prevent this with a solid compacted base of gravel and coarse sand, a thick mortar bed to spread loads, and regular expansion joints.

How do you stop sand from entering under the tile during sandstorms?

We fill expansion joints with flexible silicone instead of rigid grout, blocking fine sand entry. We also select tile with uniform edges and tight joints that resist sand infiltration.
