What the contract covers
Scheduled visits inspect and service every part of the building plumbing network.

Supply pipe check
Visual check and pressure reading on PPR and galvanised supply lines.

Pump servicing
Clean pump filters, set operating pressure and check seals.

Drain line clearing
Flush grease, soap and fine sand from drain lines before blockage forms.

Scale treatment
Remove hard-water scale from heaters, mixers and inline strainer filters.

Manhole inspection
Inspect manholes and confirm sewer line connection to the public network.

Written condition report
Written record of each visit findings and any recommended repair actions.
Mistakes that undermine a building maintenance contract
Ignoring the pressure system
Skipping pump pressure checks causes water hammer that gradually weakens pipe joints.
Visits without written records
No written report means repeat faults go untracked and root causes stay hidden.
Overlooking isolation valves
A seized or partly closed valve reduces pressure and delays shutdown in an emergency.
Delaying scale treatment
Kuwait's hard water builds scale inside pipes, narrowing flow until the line blocks completely.
Before you call: what to have ready
Floor and unit count
Have a floor plan or unit count ready so the contract scope can be set accurately.
Current network condition
Note any low pressure, drain odour or damp patches before the technician arrives.
Pipe material installed
Older buildings may still have galvanised iron pipes, which need a different service approach.
Desired visit frequency
Decide in advance how many annual visits suit the building size and occupancy level.
More in plumbing maintenance contracts.
What goes wrong with most plumbing.
Plumbing problems start hidden and end with breaking tiles. These three cost the most.
01Pipes laid in a rush
Pipework rushed before the walls close stays hidden until it starts to leak.
02Leaks you cannot see
A slow leak behind tiles shows up as damp, stains and a higher water bill.
03Nobody answers in an emergency
A burst pipe at night cannot wait for a contractor who has moved on.
The solution?
Pipework, leak detection and maintenance from one licensed company.

How it works.
First contact
Call or WhatsApp us to describe the building and request a contract.
Site assessment
A technician visits to survey the network and log all required check points.
Proposal preparation
We prepare a written proposal with scope, visit schedule and price.
Contract signing
Once agreed, the contract is signed and periodic visit dates are set.
Execution and reports
Visits run on schedule and a written condition report is issued after each one.
What sets the price.
Contract value is set by building size, network condition and the agreed scope of visits.
Get a quoteBuilding size
Number of floors, units and drain points sets visit duration and cost.
Annual visit count
More scheduled visits per year raise the overall contract value.
Repairs included
Including reactive repairs in the contract raises cost above an inspection-only agreement.
Existing network condition
Ageing galvanised iron networks need more labour per visit than newer PPR systems.
Building location
Distant or hard-to-access locations across Kuwait's 6 governorates affect travel cost.
Why one contractor beats four.

Questions, answered.
Call nowCan the contract scope be limited to pumps and tanks only?
Yes, the contract can be tailored to the building's needs. It can cover the full network or focus on pumps, tanks and main supply lines only.
What happens if a fault outside the contract scope is found during a visit?
The technician records the fault in the visit report and notifies you straight away. A separate repair quote can be agreed without waiting for the next scheduled visit.
Do contract visits include checking the sewage inspection manholes?
Yes, manhole inspection is part of the periodic visit. It confirms the drain lines connect correctly to the public sewer network and checks for blockage or leakage.
Is a building maintenance contract suitable for multi-storey residential blocks?
Yes, and it is especially valuable for multi-storey blocks where networks are complex. The contract is designed around floor count, unit count and the number of supply and drain points.
How does Kuwait's summer heat affect the contract visit schedule?
Intense heat accelerates pipe expansion and weakens the insulation on exposed roof tanks. Scheduling one visit at the start of summer allows early detection of heat-related wear before it causes leaks.
