What the build covers
Structure, walls, roof, and exterior finish of your standalone diwaniya, start to handover.

Concrete frame
Columns, beams and roof slab poured in reinforced concrete.

Block wall construction
Block walls at correct thickness, plastered inside and out.

AC and duct sleeves
Sleeves formed in the wall during construction, before plastering.

Roof insulation
Thermal and waterproofing layers applied to the finished roof slab.

First-fix services
Electrical conduit and plumbing routes buried before finishes go on.

Exterior finish
Rendered or stone facade with entrance framing and external lighting points.
Materials and methods used
Sulphate-resistant concrete mix
Protects the foundation from salt attack in Kuwait's groundwater-affected soil.
Epoxy-coated rebar
Resists moisture and salt corrosion in coastal air over the long term.
Bituminous waterproofing membrane
Heat-welded onto the roof slab to stop rain and condensation from penetrating.
Early-morning pour with wet curing
Concrete poured before peak heat, then covered and watered to prevent cracking.
Before you call us
Mark the position on the plot
Decide which corner or side of your plot the diwaniya should occupy.
Check permit requirements
Standalone buildings inside a compound may need a separate municipality permit.
Decide the seating count
Expected guest numbers set the correct floor area and directly affect the cost.
Decide your finish level
Decide whether you want shell only or a fully finished and ready handover.
More in diwaniya construction.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.

What sets the price.
Cost varies across projects because of these key factors; a site visit gives the accurate figure.
Get a quoteBuilt floor area
Square metres are the biggest single driver of structure and finish cost.
Finish specification
Shell only versus full finish makes a significant difference to the total budget.
Insulation type
Combined thermal and waterproofing insulation adds cost but suits Kuwait's climate.
Plot location
Coastal plots need upgraded concrete mix and rebar to resist salt exposure.
Site access
Narrow entrances or neighbour restrictions raise equipment delivery costs.

Questions, answered.
Call nowCan an outdoor diwaniya be built next to the villa while the family is living there?
Yes, a standalone outdoor diwaniya is built separately from the main villa, which limits disruption. We plan equipment routes to keep main entrances clear as much as the plot allows.
Does an outdoor diwaniya need its own independent foundation or can it share the villa's?
A standalone diwaniya needs its own foundation. Connecting to the villa foundation requires a detailed structural review and is more complex. An independent foundation is usually the safer and faster option.
How many AC units does an outdoor diwaniya typically need?
The count depends on floor area and the quality of wall and roof insulation. A well-insulated diwaniya needs fewer units than one built without thermal insulation.
Can a toilet be added inside the outdoor diwaniya at a later stage?
Drainage and water supply routes are best reserved during the shell stage. Adding them later means breaking floors and cutting walls. Decide on a toilet before the slab is poured.
Does an outdoor diwaniya need a separate entrance directly from the street?
It is not a structural requirement, but a separate entrance gives guests privacy and keeps them out of the villa area. The decision depends on the plot layout and what the owner prefers.
