What sets this area apart

Jabriya plots are widely spaced and generous, typically 35 to 40 metres deep and 25 to 30 metres wide, allowing diwaniyas to be designed independently with gardens and separate parking areas. Jabriya soil is sandy and dry, with relatively newer buildings than other areas, and foundations sit directly on soil without steep grading. Diwaniyas need special natural ventilation design with multi-directional openings to catch cooler north air and protection from western sun via deep eaves and thermal mass. Drainage also requires a clear separate network from the diwaniya to the main street.

Jabriya is a quiet residential district in Hawalli governorate near Mubarak Hospital and the American University of Kuwait, characterised by spacious villas and widely spaced plots.

Concrete floors for diwaniyas in Jabriya are poured at minimum 15 centimetres thick on well-prepared and properly compacted soil.

Questions about Diwaniya construction in Jabriya

Call now
How do we design natural ventilation in a Jabriya diwaniya to withstand extreme heat?

We open ventilation openings on north and east faces to catch cooler air, with roof vents for rising hot humid air. We add deep eaves on the west face and external shading to reduce direct sun exposure.

Is the sandy soil in Jabriya safe for shallow foundations?

Jabriya's dry sandy soil is relatively stable, but we design foundations at least 80 centimetres deep with compacted gravel below to improve bearing capacity. We test soil before excavation to determine actual bearing strength.
