What sets this area apart

Sabahiya plots are medium-sized, between 500 and 700 square metres, hosting two-storey chalets and villas with front gardens. The soil is very light sand close to high groundwater levels and the coast, increasing salinity and moisture. We pour foundations at least 1.8 metres deep and apply extra-thick bituminous sealing with a sand-bitumen protective layer. Concrete is mixed with sulphate and salt-resistant cement (C4-A), and brick walls are insulated and treated with moisture-resistant compounds.

Sabahiya lies in Ahmadi governorate, a residential area close to the sea and affected by saline winds and coastal humidity.

We use sulphate-resistant cement (C4-A) in all concrete mixes for long-term protection against coastal salinity and humidity.
