What sets this area apart

Abdullah Al-Salem plots range from 600 to 1000 square metres, zoned for residential villas of 2 to 3 storeys with unified or similar design. The ground floor typically holds a living room, bedrooms, kitchen, bathrooms and a side car entry. We draw the programme clearly respecting setbacks and reasonable spaces, check corridors and doors meet minimum width and clearance per code, and trace pipe and wire routes on the first drawing to avoid later execution conflicts.

Abdullah Al-Salem is in Capital governorate near the British Embassy, a planned residential suburb.

Most villas in the suburb are designed with a standard 6-metre front setback and 3-metre side setback.

Questions about Ground-floor plans in Abdullah Al-Salem

Call now
How do we handle the tight space between villa walls and side setbacks?

We place outer walls at the minimum allowed distance and use side spaces only for ventilation and maintenance. We do not put windows or openings in those walls, and route ventilation ducts and wiring within the wall thickness or above the floor slab.

Can we add a basement garage without expanding the plot?

Yes, underground excavation does not require plot expansion. We draw the basement garage dimensions per allowed clearance (usually 2.4 to 2.8 metres clear), set the entry ramp, ventilation and drainage, then consult the structural engineer before approval since deep digging may affect load-bearing walls.
