What sets this area apart

Khiran plots are relatively small, around 400 to 600 square metres, located on high marine terraces with direct exposure to wind and salinity. A two-storey annex in these conditions requires special materials such as salt-resistant concrete and low-alkali Portland cement, plus extra moisture and salt barriers. Annex walls are repeatedly wetted by salt spray, demanding specialist exterior coatings and finishes. Coastal conditions also limit excavation depth to avoid reaching seawater tables.

Khiran is in Ahmadi governorate on the Gulf coast, a coastal villa zone between the sea and the main road.

Two-storey annexes in Khiran use salt-resistant concrete with waterproof barriers at least 10 centimetres thick to prevent salt infiltration.

Questions about Two-storey annex in Khiran

Call now
How do you protect a two-storey annex from salinity and moisture in coastal Khiran?

We use salt-resistant concrete and low-alkali Portland cement. We apply waterproof barriers at least 10 centimetres thick on foundations and lower walls. Exterior paints are marine-grade high-performance coatings, and windows and doors have corrosion-treated aluminium frames.

Are there depth limits for excavation and foundations in Khiran because of proximity to the sea?

Yes, Khiran soil contains saline groundwater very close to the surface. Excavation usually cannot exceed 1 metre to avoid reaching this water. We use shallow strip or isolated foundations with special drainage design and water pooling prevention around the annex.
