What sets this area apart

Ishbiliya is a stable residential district dominated by two- and three-storey villas on plots 20 to 25 metres deep. Most of these buildings are twenty years old or more, and the soil is mixed sand with calcareous layers, requiring precise recalculation of the existing foundations. We strip sections of the first-floor slab and soffit, test the existing concrete and clean the contact surfaces before tying the new frame to the old structure with added reinforcement bars.

Ishbiliya is located in Farwaniya governorate, a district of settled residential villas on regular plots away from main roads.

Most villas in Ishbiliya require a horizontal cross-section test of existing concrete before approval of the additional floor design.

Questions about Additional floor in Ishbiliya

Call now
Can you add a floor above an old villa without re-excavating the foundations?

Yes, but conditionally. We test the existing foundations, their depth and the soil below. If they can carry the added load with a safety margin, we tie the new frame directly to the old columns and beams with additional reinforcement bars.

What if we find cracks or water seepage in the existing concrete?

We assess the cracks carefully to determine if they are structural or surface-level. If structural, we treat them with epoxy injection or localized re-pouring before tying the new frame. Water seepage is addressed by waterproofing the foundation pads and exposed layers.
