The soil here is naturally wet coastal sand with high groundwater very close to the surface, especially near the beach. This requires deep excavation with continuous water monitoring and active drainage during work. Backfill must be compacted to high density because wet soil loses strength quickly, so we use mixed granular fill that withstands moisture.
