What sets this area apart

Ali Sabah Al-Salem plots are from 1000 square metres upward, with views of or proximity to salt water. Existing villas are usually modern single or two-storey builds with surrounding gardens. The annex is planned as a horizontal, separate structure from the main villa with clear moisture and salinity protection. The soil here is clay and sandy with salt at shallow depth, requiring deep foundations and full waterproofing against lateral moisture. Coastal building also needs environmental agency approval of excavation and drainage plans before starting work.

Ali Sabah Al-Salem is in Ahmadi governorate, a coastal villa area overlooking the Gulf.

Foundations for coastal buildings in Ali Sabah Al-Salem must be dug to at least one and a half metres below the highest groundwater level.

Questions about Courtyard annex in Ali Sabah Al-Salem

Call now
How do you protect the annex from coastal salinity and moisture?

We use deep foundations with a bitumen isolation layer and compacted sand base. We apply full waterproof coating on basement walls and floor before pouring, and install perimeter drainage around the building.

Does proximity to seawater affect the type of concrete and cement used?

Yes. We use sulphate and salt-resistant cement and a low-water-ratio concrete mix with non-saline aggregate. Aggregate is tested before use to ensure it is free of salt and marine contaminants.
