What sets this area apart

Abu Halifa plots vary from 700 to 1600 square metres with mixed sand and clay soil and local fill present at some sites. The courtyard annex requires a detailed survey before design to understand ground layer distribution and potential moisture. We separate services between the annex and main villa from the start, with independent metres and separate drainage pipes for each unit. The neighbourhood is developing rapidly, so neighbouring villas may be at different construction stages, and we apply extra protection during work.

Abu Halifa is in Ahmadi governorate near Ahmadi Town, a residential villa district with varied plot sizes.

Mixed soil in Abu Halifa requires a geotechnical survey before design to determine appropriate foundation type.

Questions about Courtyard annex in Abu Halifa

Call now
How do you handle mixed sand and clay soil during construction?

We conduct an initial geotechnical survey to identify soil layers and moisture, then select the appropriate foundation type. If we find local fill, we scrape it out and replace it with well-compacted material.

Can you build the annex on a plot with old fill or unstable soil?

Yes, but old fill must be completely removed and replaced with compacted soil per building standards. The geotechnical survey determines the required depth and suitable materials for each site.
