What sets this area apart

Daiya is a residential district with scattered villas on medium-sized plots amid green space and wide streets. Some villas are older and need internal expansion, and a cement-board annex is a practical solution because it does not overload the foundation or drastically change the original building's exterior. We design the annex with adequate setbacks from the plot boundary and ensure natural light to neighbouring villas is not blocked. Utilities like water and power are extended from the main panel through dedicated runs.

Daiya lies in the Capital governorate, a quiet residential district of scattered villas near the British School of Kuwait.

Daiya annexes are typically designed with setbacks of at least 1.5 metres from the side property line.

Questions about Cement-board annex in Daiya

Call now
Does a cement-board annex need special finishing different from the original villa?

Not necessarily. We use the same plastering, paint and tile finishes to match the villa, so the annex reads as an integral part of the building.

Can an additional floor be built on top of the annex?

That depends on the base steel frame design and municipality approval. A simple cement-board annex is not usually designed for a second floor, but the metal frame can be reinforced if planned from the start.
