Annex construction in Kuwait - Yarmouk

Annex construction in Yarmouk

Annex construction in Yarmouk adds rooms and suites to existing villas. We design the annex to match the main villa's frame and approved setbacks, and obtain the municipality permit before the first pour.

What sets this area apart

Yarmouk villas sit on medium-sized plots, mostly built in the 1970s and 1980s with stone foundations and concrete columns. Adding an annex requires inspecting the existing foundation and confirming it can bear the added load, then tying the new annex frame to the old frame using steel ties and shared concrete pours. We check the setbacks from property lines and the street, and ensure the annex does not exceed the maximum allowed building ratio for the plot.

Yarmouk is in the Capital governorate, a district of relatively older residential villas on plots surrounding Yarmouk Co-op.

The minimum setback from the street in Yarmouk is five metres, and from a neighbour's property three metres by law.

Questions about Annex construction in Yarmouk

Call now
Can an annex be added to an old villa without demolition?

Yes, but we inspect the existing foundation and frame first to ensure they are sound and can carry the annex load. If the foundations are weak we recommend localised strengthening before tying in.

How large can the new annex be on a villa plot?

It depends on the plot size and the municipality's allowed building ratio. A 600-square-metre plot might allow a 40 to 60-square-metre annex, but we always need the municipality approval and correct measurements.
