What the contract covers
Scheduled visits and emergency response protect the elevator from sudden faults and costly shutdowns

Periodic full inspection
Every mechanical and electrical component checked at each scheduled visit

Lubrication and adjustment
Greasing rails and rollers, aligning doors and floor levels precisely

Worn-part replacement
Replacing cables, guide shoes, and fuses before they cause a breakdown

Safety test cycle
Load safety check, emergency stop devices, and backup lighting tested regularly

Emergency response
Fast callout for sudden faults or a person trapped inside the cabin

Condition report
Written report after every visit listing work done and items to watch
Materials and methods used in elevator maintenance
Rail lubricant oil
Specialist oil that resists Kuwait's extreme heat without evaporating and wearing the guide rails
Bearing and pulley grease
High-temperature stable grease preventing friction and noise in rotating pulleys and bearings
Electrical voltage testing
Measuring voltage and current at the control panel reveals any imbalance before it causes failure
Door track cleaning agents
Specific cleaners remove fine dust buildup in door tracks that slows opening and strains the door motor
Common mistakes in elevator maintenance
Skipping rail lubrication
Causes guide shoes to wear quickly, producing friction noise and then sudden stoppage
Delaying cable replacement
A worn cable risks cabin free-fall, the most dangerous elevator fault of all
Ignoring summer dust
Kuwait dust storms fill ventilation gaps and coat control boards, causing short circuits and sensor failure
Buying a contract with no emergency cover
A visits-only contract offers no response when someone is trapped at night or on a public holiday
More in elevators.
What goes wrong on most builds.
Most problems are built in early and found late. These three cost the most to fix.
01Shortcuts under the finish
Concrete and steel disappear under the finish, so a shortcut there stays hidden until it cracks.
02Mistakes behind the wall
A water or drain mistake found after the finish means breaking new tile.
03A rushed finish
The finish is what you live with every day. Rushing it shows in every corner.
The solution?
One licensed company for the structure, the pipes and the finish.

What sets the price.
Annual contract value is shaped by several factors tied to the elevator type, building, and service scope
Get a quoteElevator type and age
Older elevators need more parts replaced and raise the contract cost
Floors and stops
More stops mean more door mechanisms and safety devices to inspect each visit
Visit frequency
Monthly visits cost more than quarterly but offer better protection against faults
Spare parts coverage
Full contracts including parts are priced higher than labour-only agreements
Building location
Coastal buildings need extra corrosion checks due to salt humidity near the sea

Questions, answered.
Call nowHow does a full maintenance contract differ from a labour-only contract?
A labour-only contract covers technician time but not parts. A full contract includes replacement parts during scheduled visits. Full cover suits older elevators that need parts more often.
How often should an elevator in a private villa be serviced each year?
At least one service visit every three months is recommended for private villas. Elevators in multi-unit buildings or with heavy daily use benefit from monthly visits.
What happens if the elevator breaks down between scheduled visits?
Our contracts include an emergency callout clause that covers faults between scheduled visits, including a person trapped inside the cabin at any hour.
Does Kuwait's intense heat affect the hydraulic oil in the elevator?
Yes, high temperatures lower oil viscosity and reduce hydraulic power unit efficiency. Periodic oil changes and tank temperature checks are a key part of our summer service visits.
Can an existing maintenance contract be transferred to you from another company?
Yes. We start with an inspection visit to assess the elevator's actual condition and prepare a report, then propose the right contract based on findings regardless of the previous provider.
